Gulf Coast Residential Investment Watch

Opportunity is property-specific.

Fourteen markets. Four property strategies. One rule: the base case has to survive without appreciation, refinancing, or heroic rent growth.

Watch—not broad buy
Top combined market74

Tampa workforce leads the 100-point screen, but asking basis remains the constraint.

Best triplex$414k

Modeled ceiling for Carrier Road in Fort Myers—not the $459,900 asking price.

Best fourplex$327k

Modeled ceiling for Victoria Drive in Cape Coral, subject to legal-unit and building diligence.

Debt hurdle7.75%

Investor rate assumption makes average deals fail before stress testing.

Executive summary

A buyer’s market is not automatically an investor’s market.

Buyer leverage remains meaningful, but the financing hurdle exposes how few average deals produce resilient cash flow. No representative duplex, triplex, or fourplex clears both 1.25× DSCR and 85% break-even occupancy at the modeled market price. The investable opportunities are individual mispriced assets with verified rent rolls, unusually low basis, or meaningful seller concessions.

Screen at 1.35× DSCR

A deal that only reaches 1.25× in the base case falls toward 1.08–1.10× when rent is 5% lower and expenses are five points higher.

Florida costs decide the winner

Post-sale taxes, insurance, flood, reserves, roof age, utilities, and legal-unit status belong in the return—not in a footnote.

Combined small-multifamily ranking

The corridor, ranked on 100 points.

Weights: yield and debt resilience 25; tenant demand 15; buyer leverage 15; supply and vacancy 15; insurance, flood, and climate 15; employment and household growth 10; liquidity and inventory 5.

Separate the formats. Do not blend them.

These are comparable screening models—not appraisals. Duplexes and triplexes use a 40% operating-expense ratio; fourplexes use 45%. Annual leases only.

Strategy guardrails

  • Tampa rental ADUs receive credit only in designated areas and after address-level GIS and zoning review.
  • Cape Coral requires annual registration for long- and short-term rentals and states a six-night minimum for short-term rentals.
  • Naples limits rental frequency; jurisdiction and address matter.
  • No room-rental, ADU, subdivision, furnished, or short-term income enters the base case without zoning, occupancy, parking, egress, lender, insurer, and HOA or deed approval.

Acquisition thresholds

Price ceilings, not price targets.

  • Duplex / triplex: no more than 6.98× annual gross rent under the baseline model.
  • Fourplex: no more than 6.20× annual gross rent.
  • Single-family: no more than 8.53× annual gross rent.
  • Stress case: rent 5% lower and expenses five percentage points higher reduces NOI roughly 12–14%.

Closing costs and immediate capital work must be deducted dollar-for-dollar from these ceilings. Actual quotes and verified operating history supersede the model.

Direction of travel

What is strengthening—and what is deteriorating.

Relatively stronger
  1. Florida single-family inventory reached 4.3 months in August.
  2. Cape Coral regional closed sales were roughly flat year over year while median price rose 6.1%.
  3. North Port city rent held near $2,200 year over year.
  4. Port Charlotte’s softer listing prices improved selection leverage.
  5. Selected New Port Richey foreclosures and cuts created the strongest low-basis SFR screens.
Higher risk
  1. The mortgage benchmark rose to 7.03% on September 24.
  2. Lehigh Acres rent fell about 9.9% while rental listings rose about 17.8%.
  3. Fort Myers city rent fell roughly 12.9% year over year.
  4. Bradenton rent fell roughly 9.1% year over year.
  5. Cape Coral rent remains weak relative to acquisition price.
